Thank you for your interest in being a Woosterly resident, consisting of Woosterly Living, Ltd., Liberty Beall, Ltd., and Cleveland Road Apartments, Ltd. properties.
We offer equal opportunity housing for all people regardless of race, color, religion, sex, sexual orientation, national origin, handicap status, familial status, disability, military status, or any other protected classifications. We will not ask you about these classifications as part of the application process and encourage you not to share this information with us.
We strive to provide safe, comfortable, and harmonious living environments for all Woosterly residents, as well as assure the placement of financially responsible tenants. We primarily rely upon the criteria set forth below for tenant selection; however, we reserve the right to exercise our discretion, within the bounds of applicable laws, to make all final selections.
I. Applications. Applications will be accepted via TenantCloud.com and Zillow.com. All proposed adult residents must be co-applicants. While we don’t charge an application fee, you are responsible for all charges assessed by our vendors related to the tenant screening process. Any material omissions, errors, misrepresentations, or falsifications may result in denial and could lead to the termination of tenancy rights.
II. Qualified Applicants.
a. Strong Tenant Screening Results. All applicants are required to complete a full tenant screening process, which includes a background check, credit check, and other tools to determine the suitability for placement. The strongest applicants will be given priority consideration, while any negative information may cause immediate disqualification. Disqualifying information includes, but is not limited to, past criminal convictions, bankruptcies, evictions, history of late/non-payment of debts, “poor” or “very poor” credit/tenant scores, or similar factors that negatively reflect on your financial responsibility, character, or good behavior.
b. Verifiable Income or Net Worth. Applicants must demonstrate sustained monthly gross income equal to or greater than three times monthly rent, with backup documentation and employment history that we may reasonably request. We reserve the right to consider other factors in lieu of strict compliance with the foregoing requirement, such as an applicant’s net worth, as well as the income, net worth, and credit of any proposed guarantors. For purposes of determining net worth, we require evidence of sustained, unrestricted bank/investment account balances of at least 200% of your annual rent obligation. Guarantors may supplement, but not replace, your income requirements. We reserve the right to take your other recurring expenses into consideration when determining the sufficiency of your income or net worth.
c. Positive, Verifiable References. We may ask you to provide personal, landlord, and employment history references for consideration. We reserve the right to contact such references, as well as any other potential references necessary to evaluate your application.
d. Legal Identification. All applicants must be adults, lawfully permitted to reside in the United States, provide valid government-issued photo identification, and allow it to be copied.
III. Tours. We will offer tours to qualified applicants on a case-by-case basis. No applicant will be asked to sign a lease without being offered an opportunity to view the prospective unit.
IV. Listing Periods. We reserve the right to leave a listing open for an indefinite period until a qualified applicant has been identified.
V. Lease; Financial Commitment. Our standard lease form and pet addendum are available upon request. Approved applicants will be asked to execute a lease, with a security deposit equal to one month’s rent, as well as pay for all separately metered utilities and, in some instances, reimburse us for utility costs that we carry for your benefit. We utilize TenantCloud.com for electronic payment of rent and other charges. No other forms of payment will be accepted without our express consent, which may be withheld in our sole discretion. We also require all tenants to carry renters’ insurance and name us as an additional insured. Additional insurance coverage may be required for unique risks.
VI. Service Animals; Pets. We accommodate service and emotional support animals in accordance with the Fair Housing Act and other applicable laws; however, we reserve the right to request allowable documentation as part of the screening process. We will never ask about, nor should you provide us with, any information related to any disabilities as part of the application process. Notwithstanding, you are still responsible for the behavior of service or emotional support animals, including any damage or harm they may cause to people or property. Pets are only permitted with our consent, which may be withheld or conditioned in our sole discretion. If approved, you will be required to execute out pet addendum, obtain animal liability insurance coverage naming us as an additional insured, as well as pay an additional security deposit in the amount of $300.00 per approved pet and additional rent of $25.00 per month per pet.
VII. Occupancy Limits. We limit occupancy to a maximum of two people per bedroom. In accordance with the Fair Housing Act and other applicable laws, our occupancy policy is designed to ensure safety, comfort, and compliance with legal standards. We will never ask about, nor should anyone provide us with, any information related to a prospective your familial status as part of the application process.
VIII. Smoking, Vaping, and Illegal Drug Use. Smoking, vaping, and illegal drug use are strictly prohibited at all Woosterly properties, including within all units and common areas. We have a zero-tolerance policy regarding these restrictions.
IX. No Winter Move-Out. Our lease prohibits winter “move-outs.” You may not terminate a tenancy between the first day of November and the last day of February unless we agree to an earlier date, in our sole discretion.
X. Reservation of Rights. Notwithstanding anything herein to the contrary, we reserve the right to take any actions permissible or required by applicable laws, or deemed reasonably necessary to ensure the health, safety, and welfare of Woosterly residents. Our commitment to maintaining safe, comfortable, and harmonious living environments is paramount, and we will exercise our sole discretion to uphold these standards.
