Our goal is to provide a safe, comfortable, and harmonious living environment for all tenants. This policy outlines our process for screening prospective tenants to ensure we meet this goal. We will primarily rely upon the criteria set forth below to rank and prioritize tenant selection; however, we reserve the right to exercise our reasonable discretion, within the bounds of applicable laws, to make all final tenant selections.
I. Applications. Applications will be accepted via TenantCloud.com and Zillow.com. While we don’t charge an application fee, you will be responsible for all charges assessed by any third-party vendors related to the tenant screening process. Any omissions, errors, or falsifications may result in denial of your application and could lead to the termination of your tenancy rights.
II. Qualified Applicants. We will consider the following criteria when selecting qualified applicants:
a. Strong Tenant Screening Results. As part of the application process, you will be required to complete a complete a full tenant screening process through our selected vendor, which will include a background check, credit check, and other tools to determine if you are a quality tenant. The strongest applicants will be given priority consideration, while any negative information (including failure to disclose material facts) may cause immediate disqualification.
b. Verifiable Income or Net Worth. You must demonstrate sustained monthly gross income equal to or greater than three times monthly rent, with backup documentation and employment history that we may reasonably request. We reserve the right to consider other factors in lieu of strict compliance with the foregoing requirement, such as your net worth or the income/credit of your guarantor(s).
c. Positive, Verifiable References. We may ask you to provide personal, landlord, and employment history references for consideration. We reserve the right to contact your references, as well as any other potential references necessary to evaluate an application.
d. Legal Identification. You must be an adult, lawfully permitted to reside in the United States, provide valid government-issued photo identification, and allow it to be copied.
III. Tours. We will offer tours to qualified applicants on a case-by-case basis. You will not be asked to sign a lease without being offered an opportunity to view your prospective unit.
IV. Listing Periods. We reserve the right to leave a listing open for an indefinite period until a qualified applicant has been identified.
V. Approval, Leasing, and Occupancy. Once we have approved your application, we will make our standard lease form available upon request. If acceptable, you will be required to timely execute the lease, as well as pay a security deposit and the first installment of rent.
VI. Financial Commitment. You will be asked to execute a written lease, with a security deposit equal to one month’s rent. You will be required to contract and pay for all separately metered utilities with our designated providers. We utilize TenantCloud.com for electronic payment of rent and other charges. No other forms of payment will be accepted without our express consent, which may be withheld in our sole discretion. We will also require you to carry renters’ insurance and name the appropriate Woosterly entity as an additional insured. Additional insurance coverage may be required for unique risks.
VII. Service Animals; Pets. We accommodate service and emotional support animals in accordance with the Fair Housing Act and other applicable laws; however, we reserve the right to request allowable documentation as part of the tenants screening process. We will never ask you about, nor should you provide us with, any information related to your disability. Notwithstanding, you are still responsible for the behavior of your service or emotional support animals, including any damage or harm they may cause to people or property. Pets are only permitted with our consent, which may be withheld or conditioned in our sole discretion. Animal liability insurance coverage may be required for all approved pets.
VIII. Occupancy Limits. Occupancy limits will not exceed two adults per apartment, plus minor children.
IX. Smoking, Vaping, and Illegal Drug Use. Smoking, vaping, and illegal drug use are strictly prohibited at all Woosterly properties, including within your unit and all common areas on the property. We have a zero-tolerance policy regarding the foregoing restrictions. If these activities are part of your chosen lifestyle, we suggest that you find other housing.
